A closed set in a rented Dubai studio is a booking arrangement first and a paperwork question second. The studio controls physical things: which zones are held for your hours, who from our side is on the floor, whether the slots either side of yours are empty, and who gets let in at the door. Everything downstream of the shutter, meaning the cards, the transfer, the retoucher’s laptop, sits with your team and your photographer’s contract. When you rent a room you get a controlled room, not a compliance programme, and any studio that tells you otherwise is selling you comfort rather than control.

The leaks I hear about from brands are almost never the building. They are a freelance assistant posting a story from the wrong set, or a shared Drive folder left open to anyone with the link weeks before a launch date. The room is rarely the weak point.

Should you hold one zone or the whole studio?
Hold the whole floor only if your set dressing, wardrobe rails and prototype boxes will physically spill outside one zone. Otherwise one zone plus buffer hours does the same job for less money.
We have seven sets in one building: the cyclorama, a loft, a vintage living room, a private jet interior, a shipping container, a kitchen and a standard backdrop zone. Zones are separate spaces, so two bookings can run on the same day without seeing each other’s set. For an embargoed product that is usually enough, provided the timing is arranged rather than assumed.
There is no «exclusivity» line on our price list, and I am not going to invent one for this article. A private hold is arithmetic on the same rates everyone else pays.

All figures carry 5% VAT on top. Profoto heads are included with the video rate; on a photo booking they are available on request rather than bundled into the hourly price. Who is on the floor during your slot, and who signs what
A small studio can tell you by name who will be inside during your hours, and that is worth more than a clause.
We are not a coworking hall with rotating staff. On a normal shoot day the people from our side are minimal, and if your slot needs the floor kept to one named person, say so when you book rather than when you arrive with the prototype in a Pelican case.
On NDAs, I will be precise, because this is where studios oversell. If your legal team sends a confidentiality agreement covering the people who will be present during your booking, send it before the date so it can actually be read and signed by a human. That is a conversation we are happy to have. It is not a service we can promise blind on a web page, it is not legal advice, and I am not a UAE lawyer. Your counsel drafts the document; we tell you honestly who can sign it and who will be in the building.
One practical note that saves an argument later: your NDA should name your own crew too. The photographer, the assistant, the stylist and the retoucher touch the images far longer than any studio does.
Send the document ahead of the shoot day, together with the crew list, and the paperwork stops being a doorway problem.
Cameras, Wi-Fi and the assumptions people bring to a rental building
Ask, in writing, for your specific slot. I am not going to publish a blanket claim about recording hardware in a building, because a promise written once for every reader is worthless on the morning you actually arrive with an unannounced product.
What I can tell you is which questions get a real answer: what is recording in the areas you have booked, who can view it, how long anything is kept, and whether it can be switched off or covered for your hours. Put those four in a WhatsApp message. A written reply from the studio is a better artefact than a paragraph on a blog.
Wi-Fi deserves the same treatment. Guest networks in any shared building are shared. If you are pulling 200 GB of tethered video off a launch shoot, do it on your own hardware, over your own connection or onto local drives, and move it later from your office. The cheapest confidentiality decision on a shoot day is often refusing to upload anything from site.
Before you book, send us the exact list of areas you will occupy and ask for the camera and network position in writing for that slot.
Neighbouring bookings and the buffer nobody prices in
An empty hour before and after your booking is the single most effective control on this page, and it costs 700 AED.
Two hours of adjacent zone time at 350 AED each buys you an empty corridor while your samples come in and go out. Nothing overlaps at the door, nobody’s assistant wanders past your rail, and a competitor’s producer never gets the chance to recognise a bottle silhouette on a trolley. We are open 10:00 to 22:00 daily, so a 12:00 to 16:00 shoot with padding either side means booking 11:00 to 17:00.
Brands also ask whether a competitor could be booked on the same day. Ask us. On a normal week the answer is a straightforward yes or no about the hours around yours, and if you have a hard requirement about the whole day, that is a booking condition to agree before payment rather than a surprise to discover on arrival. Add the buffer hours to your booking request from the start. Retro-fitting them the day before rarely works, because by then someone else has bought them.
Getting samples in and out of DIP2
Our door is at ground level in Dubai Investment Park 2, parking is right outside, and it is roughly 15 to 20 minutes from Expo City in light traffic. Nobody walks a prototype through a mall atrium or a public lobby to reach us, which is more than half the discretion problem solved by geography.
What we do not have is a vault. I would not want to be the person holding your unreleased sample overnight, and I say that to every brand that asks. Bring it, shoot it, take it back with you. If your production plan genuinely requires an overnight, raise it before the booking so we can talk about what is realistic rather than improvising at 21:45.
Trolleys, rails and cases move easily between zones, and the container and loft sets take large props without a fight. Tell us the volume of what you are bringing when you book, and we will tell you the door and the route.

The part that is yours: files, freelancers and phones
The rental ends when you leave. The leak risk does not.
Cards should leave the building with one named person on your team, not with the freelancer who happened to be closest to the table. Agree in advance who does the transfer, where the files land, and who holds the share link. Set an expiry on it. Ask the retoucher what happens to their local copy after delivery.
Phones on set are worth one clear line in the call sheet. It costs nothing and it prevents the most common leak, which is an enthusiastic BTS clip posted by someone who never saw the embargo date.
